Residents must be over 55 years and either semi or fully retired from employment. Residents must be physically and mentally able to care for themselves, prepare their own meals and do their own laundry and house-keeping.

Level of Care

Residents care for themselves in this level of accommodation; however there is “vital call” (Camaraigal House) or “vital com” (The Tower) buttons in each unit in case of an emergency. On site medical assistance is offered by way of basic first aid; however our Medications License (Hostel & Nursing Home) does not extend to Self-Care Residents requiring medications support.

Number of Units

There are two buildings within the Village that provide self-care accommodation. The Residential Tower contains 42x one bedroom units and 2x two bedroom units. Camaraigal House contains 54x two bedroom units and 4x one bedroom units.


A full time Self Care Manager is on site to service the needs of all Self Care Residents. The Self Care Manager arranges for a number of activities for the residents to be involved in if they choose. Events range from regular BBQs, afternoon teas, bus outings, bistro nights, Xmas Lights Tour, religious services and special entertainment functions.

It is a short stroll from the Village to local cafes, restaurants, shops, North Sydney swimming pool, harbour sidewalks, and Milsons Point Railway Station. The Village is centrally located to the city and easily accessed by all forms of public transport -the delights of Sydney are at your doorstep.

Facilities Available

There are cosy lounge rooms (available for reading, quiet times, family gatherings), roof-top gardens, BBQ facilities, library (supported by fortnightly visits from Stanton Library), hairdressing salon, podiatry & physiotherapy services, and a Chapel. An on-site kiosk is also available to purchase a basic range of groceries, cards, and personal needs.


Prices for the Residential Tower range from $220,000 to $400,000 and for Camaraigal House prices range from $600,000 to $1,250,000.

There is a retention fee up to a maximum of 30% over six years. At the point of exit (whether that be an internal transfer or departing the Village for other reasons) your lump sum payment will a minimum of 70% of your original purchase price. James Milson Village does not offer capital gains, nor does it charge capital losses, on any Self Care Unit.

In addition to the lump sum payment, there is a levy payable for each unit. As at 1/07/2016 – $14.08 per day for Studio apartments, $16.90 (Tower) to $17.60 (Camaraigal House) per day for one bedroom apartments and $19.21 per day for two bedroom apartments.

Open air car parking fees are $40 per month (very limited in number). Undercover parking for Camaraigal House residents is a lump sum of $15,000 with 6% retentions per year to a maximum of 30%. Any non-Camaraigal House resident offered under cover parking, are charged a set fee of $50 per month (this charge is on-going & indexed for the period of tenure).

Residents are responsible for their own electricity and phone bills.

James Milson Village offers a very attractive phone package that allows residents free local, STD, and mobile calls for a capped monthly fee (currently $40/month); ISD calls are charged at actual cost.

James Milson Village offers a very attractive WiFi internet package that allows residents free internet access from within their unit for a capped monthly fee (currently $20/month).

Entry process

Priority is given to those people who have a strong affiliation with North Sydney LGA. Potential residents will be interviewed and reference checks conducted before a Unit is offered and contracts are signed.

There is no fee associated with being placed on the waiting list.
